Prague approved the construction of a new P+R Opatov car park

4/14/2025

On 24 March, the Prague City Council approved the repeated selection of a contractor for the construction of the P+R Opatov parking lot. The contract was awarded to a consortium called P+R Opatov - BAK - MTS DIZ - GG, which offered a price of CZK 803.2 million including VAT.

Modern parking house with ecological elements

The new four-storey parking house will offer a total of 495 parking spaces and will be strategically located on the eastern side of Chilská Street in the area between the D1 motorway and the Opatov metro station. The project provides for a number of specialised spaces - 10 spaces for the disabled, 43 spaces for CNG or LPG vehicles, as well as dedicated spaces for electric vehicles with charging stations. Cyclists will also be catered for, with space for 32 bicycles.

Zdeněk Hřib, Deputy Mayor for Transport, commented on the project, "For commuters to the city, the new P+R car park will offer an alternative to commuting in traffic jams, thanks to the fast and reliable connection to the C line metro. The benefit for the city and its residents is less car traffic on the streets."

Architectural design with an emphasis on the environment

The author of the architectural design is the SATRA design office. Structurally, the parking house is designed as a four-storey double-tract with an internal semi-ramp arrangement, which means that the levels of both tracts are offset by half the height of the storey.

Particular attention was paid to integrating the building into the surrounding environment. "The form of the car park itself has been designed to stand out as little as possible and not detract from the character of the surrounding area and to have the least impact on the environment. Instead, the building fits in nicely. That is why the project also includes a unique sloping green roof with a connection to the park," adds Deputy Minister Zdeněk Hřib.

Schedule and financing

The construction should take 18 months to complete, with a planned start in the second quarter of 2025. The estimated completion date is set for the end of 2026. The original cost estimate was CZK 750 million excluding VAT (including a budget reserve of CZK 83 million), but the estimated cost is now around CZK 659.9 million.

Benefits of the project

The main objective of the project is to reduce traffic intensity in the area, reduce parking in inappropriate places and provide sufficient parking capacity for drivers coming to Prague. Park and Ride (P+R) car parks allow motorists to leave their vehicles on the outskirts of the city and continue on public transport, thus contributing to the reduction of traffic congestion in the centre of the metropolis.
