On 5 May 2025, the Prague City Council approved by Resolution No. 867 the further preparation of the "Nové Dvory PROJECT 6" housing development project. This project represents a significant step in the development of the Nové Dvory locality, which is one of the largest contiguous property holdings of the City of Prague and is strategically located in the immediate vicinity of the upcoming D metro station.
Nové Dvory is planned as a modern and sustainable urban district that will offer a home for up to 5,000 people and employment opportunities for approximately 5,000 more. A zoning change in 2024 allowed for more intensive use of land around the Nové Dvory D metro station, opening the way for the construction of up to 2,000 urban apartments and a mixed-use development. The project is part of a wider development of the site that will offer not only housing, but also services, schools, cultural and sports facilities, creating a full-fledged urban district. The project "Nové Dvory PROJECT 6" consists of two blocks P6a and P6b.

Urban context
The Nové Dvory site is exceptional in its potential to create a new centre of gravity for the district and to become an important peripheral centre. The implementation of the D metro line will connect the southern part of the capital city, and the so-called block loop of the tram line extension from Modřany and Libuše will also end in the area.
The project is coordinated with the Nové Dvory zoning study, which was prepared and approved by the Department of Urban Development of the City of Prague. In September 2022, the zoning study was approved and in 2024, zoning plan amendment Z 3810 came into effect, which increased the floor area ratios in several functional areas of the Nové Dvory area.
Timetable and next steps
The commencement of Phase 1 (Construction Design and EIA documentation) and Phase 2 (Permitting of the Project) has now been approved with the following timetable:
03/2025 - 07/2025: preparation of tender documentation
08/2025 - 12/2025: selection of the contractor for the design works
2026-2028: preparation of project documentation and obtaining permits
2H 2028: submit project status to RHMP to determine next steps
Coordination with other projects
The project will be coordinated with the construction of the Nové Dvory D metro station, the construction works of which are expected to start at the end of 2026 with completion in 2029-2030 and start of operation in 2031. The documentation for the tram line is being finalized for the zoning decision and EIA with implementation expected in 2026-2027.
The implementation of the project will result in significant value of the city's assets and synergistic effects from economic, social and environmental perspectives in connection with the key investment of the City of Prague in the construction of the new metro line D.
