The Prague Development Company (PDS), an organization founded and financed by the City of Prague, has commissioned a regular market valuation of its real estate portfolio, which comprises 683,000 m2 of urban land allocated mainly for residential construction. The market price of the assets as of 1 April 2022 was estimated at CZK 4 298 800 by Knight Frank, a renowned international advisory company. Regular market valuations, common for private property managers, serve as a basis for strategic decisions of the City of Prague on how to dispose of its property and how to appreciate it. The market valuation will also serve as an input for negotiations on the financing structure for the implementation and operation of urban rental housing projects that PDS is preparing.
The municipal developer carried out the historically first market valuation of the portfolio in 2021. The value back then as calculated by valuation experts from Knight Frank was CZK 2,939 million. The value of the current PDS portfolio as established by Knight Frank increased to CZK 4,298 million.
