Prague City Hall has called first tenders for the lease of municipally owned non-residential premises under new terms. These include, for instance, highly attractive premises for restaurants or shops in Opletalova, Karmelitská and Karlova streets in the city center. The new lease terms are expected to help improve the structure and quality of services offered in the historic core of the city. 30 January 2020
“As we have announced earlier, we have initiated selection procedures for the lease of non-residential premises in the city center under new terms. Price is no longer going to be the only criterion. The purpose of the lease and experience of the bidder with the respective activity will also play a role. I will be happy if we find tenants who will be able to offer different goods and services than what is usual in the area. Ideally, we will see various types of outlets that will be attractive not only for visitors but primarily for the inhabitants of the capital city. I wish we manage to bring back normal life to the city center whose many locations now resemble an open-air museum for tourists,” says Jan Chabr, City Councilor in charge of municipal asset management.
The bids will be evaluated by multiple criteria with different weights. The primary criterion will be the amount of rent (weight 60%). Another criterion will be the purposes of the lease, how it would benefit the citizens and the area in general, the need for such activity in the area and existing competition, duration of the lease, and the planned amount of investment by the tenant into technical improvement of the premises (weight 30%). The third criterion is the bidder’s experience in the respective field, evidenced by references (weight 10%).
The first tenders for the lease of municipally owned non-residential properties under the new terms have been posted on Prague’s Real Estate Portal.
